Once instructed by the client KPS We then build a short list of 3 property we believe are best matched to the client, we will schedule and organise the viewings, carry out the viewing, take additional photographs and discuss our finding with the client.
We will reduce the client’s search time and disappointment when finding the property has already had an offer accepted.
When clients express an interest in a certain property Kelco Property Services, on request can provide a full building evaluation service of the property(s) including the demographics of the local area and secondly a financial breakdown summary covering yields and ROI.
With the building and financial information, the clients will be in a position to make a more informed and realistic decision on the property.
Unfortunately there are many sales that collapse during the conveyancing period and in general it is the buyer who gets cold feet and withdraws.
It is true to say that if the period of conveyancing takes longer than expected it is more likely the sale may collapse. It is critical to apoint solicitor at an early stage, one who fully understands your position and will work to your timescales & not their own.
It is also important to get the survey out of the way at the early stages, if any hidden problems are found we will negotiate with the vendor to rectify the issues or gain a further reduction in the price of the property.
With regards to carrying out a survey we recommend a full structural survey or at the very least a Homebuyers report by a RICS qualified surveyor. As usual we have extensive contacts and will be pleased to recommend a suitable company.

Completion (Exchange of Contracts)
Kelco Property Services Ltd will remain in contact with the estate agents & solicitors to advance the sale right through to the exchange of contracts, through our network of local contacts we can instruct architects, removal & storage firms, interior designers, property project management, tradesmen including plumbers, electricians, gas & builders, painters & decorators and furniture packaging companies.
Kelco Property Services Ltd will collect the keys on your behalf if you are unable to move into the property. On the day of completion, we can assist with the access arrangements for removal companies and contractors.
