Building Team: – We also have a team of trained and qualified builders who can carry out any refurbishment works. From small 1-bedroom apartment to large new built properties.

Architect: we have the services of an experienced architect who will work closely with clients on larger project.

KPS also works closely with an interior design company who can provide interior finishing’s for any small or larger projects finishes for small and larger property projects.

Interior Design: – On the larger projects we have an interior designer who can produce scaled drawing and interior finishings for any small to large projects.

L4        Converted a large 4-bedroom property with 1 bathroom to a 6-bedroom property with 1 en-suite and 2 additional shower rooms, fully HMO compliant. Duration 12 weeks

L15      2 properties in the same road, complete refurbishment project, 3 bedrooms 1 bathroom to a 4-bedroom 1 bathroom, 1 utility room ad 1 cloakroom.  Duration 8 weeks per property

L16        Converted a 3-storey building with 4 bedroom and 1 bathroom to a 6-bedroom property with 1 en-suite and 2 additional shower rooms and a additional communal room in the basement. Duration 12 weeks

L13        Refurbished a 3-bedroom, 1-bathroom property to a 4-bedroom 2 shower rooms property, duration 8 weeks

All refurbishment works has complied with the council Regulation for an HMO property including the following certification as standard

Electrical, Gas Safety, Smoke and Fire certification, Security Systems and EPC. FD30 doors and door frame with euro locks, closures, and intermittent Strips

Building Works
In the case of any refurbishment, buildings, or structural works to the property Kelco Property Services will obtain the necessary structural or building reports, we will negotiate with local builders for the best prices and oversee the works on your behalf, keeping you a breast at every stage.

The company have strong working relationships with reliable builders, structural engineers, and architects that we have used in the past.

Electrical System Report

When an older style property is being purchased, a full electrical report is required by the Mortgage Company prior to a mortgage offer. Kelco Property Services have qualified electrician companies who can provide this report.

(PAT) Portable Appliance Testing

Any landlord who lets residential accommodation which includes flats, apartments, houses, holiday homes, boats and caravans as a business activity is required by law to ensure the electrical appliances they supply as part of the tenancy are regularly PAT tested and safe.

Gas Certification

When buying a property or building a portfolio, the central heating and boiler system will need to be checked and certified, Kelco Property Services Ltd can obtain the Gas Certification on your behalf.

Energy Performance Certificate
From the 21st May 2010 any property that is marketed for sale or put up for rent in England and Wales will need an EPC.

An Energy Performance Certificate (EPC) is the Government’s chosen way of complying with the Energy Performance of Building Directive (EPBD). Its purpose is to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient.

The EPC certificates are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type.

The Company have worked very closely with EPC certified engineers and can appoint an engineer if required.
